Flood Searches

Do you fear floods impacting your property? Floods are frequent and costly natural disasters, and they can occur almost anywhere. Even minor flooding events can have a significant effect.

If you are involved in buying property, you must understand that property’s flood risk. We’ll perform flood searches to look for any suggestions your property is on a floodplain so that you can make an informed real estate decision.

Lien Searches

Are you certain there are no liens on your potential new property? A lien can spell legal trouble, such as bad debt, that isn’t even your responsibility in the first place. And if there is a lien, this will affect your ability to get a mortgage.

We’ll perform a lien search to uncover any and all types of liens present on your property. That way, you can arm yourself with knowledge to move forward with your purchase and protect yourself against disputes in the best way possible.

Mortgage Name Searches

Is there an existing or previous mortgage on the property? We’ll conduct a mortgage name search in the public records where the property is located. This will reveal who’s name was or is currently on the mortgage, as well as the name and information of the mortgage provider.

Lenders: Insure Your Loan

Are you a lender? We work with banks to insure their loan and protect their equal interests in the real estate transaction. Kings River Title offers excellent lender’s title insurance to give you a primary claim on the property in event of a loan default.

We’ll answer any questions you may have, as well as provide an action plan for our next steps once the consultation is complete. We get to work searching every record.

Kings River Title goes back at least 30 years (usually longer) in a search of public record to find the key information you’re looking for about your title. We dive deep into the records and look at whatever information is necessary to find the answer you’re searching for about your title.

Step 3

You walk away with knowledge and assurance.

Once our process is finished, we present our findings to you and include proof of what we discovered. You will walk away with a deeper understanding of the history or circumstances that do or don’t affect your title and feel peace of mind that your property will not become a legal nightmare in the future.
